My task was to identify ways to cut expenses and improve real estate processes.

Solution

I identified a preexisting leased software that eliminated printing contracts, allowing for secure document signing and tracking.

Results

I helped reduce $96K worth of expenses a month, as well as reducing lead time from 8 weeks to 3 days, with no additional software cost to the business.  Additionally, I produced a 100% success rate on lien and deed filings, as well as increased accuracy by 85% for both filings.

How I Helped an Owner Keep His Business

A well-known ice cream shop in Pennsylvania experienced financial instability because the owner had taken on a hard (non-bank) money loan.  With the owner’s bad credit history, the hard money lender was calling the note for failure to meet contractual obligations.

Challenge

My challenge was to help the business owner keep his business and avoid borrowing money to pay off the hard money loan.

Solution

I structured a payoff that eliminated the payback, providing a tax write off, and allowing the owner to keep his business.

Results

Advising the family member’s estate to pay off the hard money loan, I helped the owner keep the business, avoid foreclosure, and bring financial stability to the business.  The owner did not have to borrow money to pay off the hard money loan.  Additionally, the owner reduced inheritance tax and can dismiss his own note when ownership transitions to him as the sole beneficiary.
